The Inland Empire industrial market continued to see strong sales activity in February, with major logistics facilities trading among institutional investors and national users. IE West availability reached 11.34% with 3.1 million square feet of gross absorption across 44 transactions. IE East showed slightly softer conditions with availability at 13.76%, though tenant demand persists across both submarkets.
January 2026
The Inland Empire industrial market entered 2026 with mixed fundamentals as construction activity slowed significantly, shifting away from speculative projects toward build-to-suit facilities. IE West gross absorption reached 5.9 million square feet across 53 deals while IE East posted softer conditions with net absorption declining 92,690 square feet. The market is expected to stabilize through 2026 with the possibility of tighter conditions later in the year.
